Solstar recently handled the renewal for a longstanding client who owns a block of 9 residential flats in Hackney. Historically, securing flood cover for this risk has been challenging due to a significant water damage claim in 2022. That claim amounted to £174,985 and involved basement-level damage caused by a blocked sewer.

In preparation for the renewal, we worked closely with the client to obtain full details of the previous incident and, crucially, a summary of the preventative measures they’ve since implemented to mitigate future risk. Using this information, we compiled a comprehensive presentation and engaged in detailed negotiations with insurers.

As a result, Solstar was able to secure highly improved terms — at the same premium as the previous year:

  • Full Flood Cover reinstated
  • Public Liability limit increased to £10 million (previously £5 million)
  • Escape of Water excess reduced to £750 (previously £1,000)
  • Subsidence excess reduced to £1,500 (previously £2,500)
  • 33.3% Alternative Accommodation/Loss of Rent for residential units included as standard

The client was very pleased with the enhanced cover and value provided and promptly renewed their policy with us for another year.
